It is a beautiful complex and all though the grounds were flooded from the hurricanes last year, the hearty landscaping survived and is again green. This is one of the larger one bedroom units, that has been renovated to create a lovely open floor plan with attractive granite countertops. The kitchen area has a wall of cabinets that allows for amazing storage. The flooring is luxury vinyl with cork underlayment. All appliances were replaced in 2019 as well as all of the doors then as well. he HVAC system was replaced April 2020. The hot water heater was also replaced in 2019. The smoke detector and carbonoxide detector ave both been hard-wired as required by code. All work was done with permits. SELLER WILL PROVIDE $500 TO THE BUYER FOR A HOME WARRANTY OF THE BUYER'S CHOICE. This unit is on the 3rd floor and has a great view from the balcony of the water. An elevator is available for reaching the 3rd floor. No damage from the Hurricanes affected this unit. For boaters, there are 21 rentable docks for a monthly fee of $91 and currently 1 slip is available for rent, but may not be available at any time, as the slips are rented on a first come, first served basis. The maximum length of a boat that can be accommodated is 32 feet. A public boat launch is available in the park just north of Boca Shores. The fishing dock has a nice cutting table with water and benches to enjoy the view. A carwash is in the parking lot for the conveniense of all residents and is very affordable with $1.50 to wash and 75 cents to vacuum. Dogs and cats are allowed up to 35 lbs for OWNERS ONLY. RENTERS ARE NOT ALLOWED TO HAVE PETS. Kayak and bicycle storage are available for owners for a nominal annual fee. In each of the 4 courtyards, there are picnic tables and grills.The beach is 1/2 mile away. Numerous options for affordable public transportation are available. The two airports are approximately 28 miles away. Disney World is 1 and 1/2 hours away. Downtown St Petersburg is an easy 20 minute drive to the exciting and "happening" vibrant downtown area. However there are many wonderful restaurants within a 5 mile radius, including weekly fresh air markets. Come and take in all of Boca Shores. You will want to stay!

Driving directions : From the North, drive south on Gulf Blvd in Treasure Island. A bridge will be crossed on Gulf Blvd and the street name becomes Blind Pass Road after crossing the bridge. Drive about 6 blocks south and the Boca Shores complex will be on the east side of the road. Currently the gates are not working due to the flood, so just go in straight and park by the 8901 Building. Go in the elevator and follow the directions to the unit 360.
